HP Office Deal Boosts City Fringe Tech Cred

Computing giant Hewlett-Packard’s enterprise services arm has expanded into a whole floor office tenancy further boosting the tech credentials of Brisbane’s city fringe. Hewlett-Packard enterprise has signed a five-year lease for 350sq across level one of Zupp Property Group’s office building at 338 Turbot St, Spring Hill. Colliers International’s Bo Veivers brokered the deal with CBRE’s Sam Mountford at leasing rate of $525/sq m gross.

“The deal included four car parks and also appealed because of the existing modern fitout,” Mr Veivers said.

“Proximity to the CBD and Central train station was another key factor for HP.” Mr Veivers said the deal also reflected the shortage of fitted out office space in the sub 500sq m size range in the city fringe. “It’s actually pretty minimal and HP only had a handful of available options,” he said.

Zupp Property Group acquired the corner property at 338 Turbot St and 121 Wharf St in 2013 for $24 million from GE Capital Real Estate. It comprises two adjoining three and four-storey buildings with combined net lettable area of 4443sq m. About 750sq m remains vacant.

“Zupp Property Group understands tenants needs and produces high quality, fitted out space,” Mr Veivers said. “In return they attract and retain quality tenants. “Since purchasing the building Zupp Property Group has made substantial improvements to provide first class tenancy services and has significantly enhanced its safety, client amenity and environmental management features.”

The buildings features 5 Star NABERS Energy Whole Building rating, end of trip facilities, high quality foyers, lifts and amenities, car parking within a secure basement carpark, state of the art environmental safety and 24-hour swipe access system and CCTV.
