Prior to Zupp Property Group (ZPG) purchasing our latest industrial acquisition comprising of approximately 25,000sqm of warehouse and ancillary offices at 1979 Ipswich Road Rocklea, the ZPG team conducted a supplementary intensive examination of all the existing essential building systems as part of our pre-purchase due diligence investigations.
During this process it was discovered that whilst technically compliant under Queensland Government legislation, some of the buildings systems were dated and not in accordance with latest technology, standards or best practice, so ZPG sought a world-class consultancy firm to design a concept that would comprise the following key ‘life safety’ and building services enhancements:
- One-to-one replacement of every sprinkler over 25 years old.
- New horn speakers, strobe lights and manual call-points to comply with AS 1670.1.
- New pressurisation system for the existing fire isolated exit passageway to comply with NCC BCA.
- New additional exit doors into the existing fire isolated exit passageway to comply with NCC BCA.
- New fire hydrants layout to comply with AS 2419.1-2005 coverage requirements.
- New fire hose reel layout to comply with AS 2441-2005 coverage requirements.
- New Fire Indicator Panel to comply with AS 1670.1.
- New essential services electrical board to comply with AS 3000.
The final design plans were submitted to, and approved by the Queensland Fire & Emergency Service, with construction works having just recently commenced to implement this series of upgraded systems.
The expenditure of this comprehensive upgrade project will well exceed $1 Million and even though Zupp Property Group was not compelled by legislation to undertake any these works, the evidence of this investment once again demonstrates Zupp Property Group’s commitment to ensuring the ongoing safety of our tenants, their valued clients & the general public in proximity to our properties.
